A Last-Minute Save: From “Little Hope” to Closed in 13 Business Days

One of our Solutions Specialists, Matt Derocher, got a call from a Taylor Morrison sales agent about a customer she was almost certain was going to cancel.

The buyers had been under contract on their new home for three months, with a firm closing date already on the calendar. The catch: the deal depended on selling their current home first. It had been sitting on the market for months. Nothing.

By the time the agent called Matt, she told him flat out she had “little hope” the deal would close. She was making one last attempt before writing it off.

That’s the moment this story actually starts.

The clock was already running

Our team took this opportunity and got moving immediately. We evaluated the property, and we put an offer in front of the homeowners that same week. From there, things moved fast: the homeowners worked with their loan officer to restructure financing, the builder offered some additional support, and within a few days, the offer was accepted.

That solved problem one.

Problem two was bigger: get the home actually closed before the buyers’ new-home closing date, or none of it mattered.

Matt sent the contract to Erika Compeau at Atwater Title Agency, Inc with a simple ask: close fast. That gave Erika just 13 business days to take a transaction from signed contract to closed deal.

She did it. Right on schedule, no shortcuts.

Why this is bigger than one transaction

It’s easy to read this as a nice story about a team hitting a deadline. It’s also something more specific: a real example of what happens when a builder’s sale is about to fall through and someone steps in with a real solution.

From the builder’s side, this was a sale headed for the cancellation pile. Three months of work, a buyer who wanted the home, and a closing date that was about to come and go with nothing to show for it. On top of a lost commission, it’s a home back on the market, a buyer who walks away disappointed, and a builder relationship that takes a small hit every time it happens.

Instead, the opposite happened. A fast, fair offer gave the sellers a real path forward. The builder kept its sale. The buyers got their new home. And the partnership between everyone involved got stronger, because when it mattered, the solution showed up in time.

What it actually came down to

The day after closing, the customer sent a message that said everything that needed to be said:

“Thanks for taking on the property so we could purchase our new home.”

That’s it. That’s the whole point of doing this work.

It didn’t take magic. It took a sales agent willing to make one more call instead of writing the deal off, a team that moved the moment the lead came in, and a title partner who treated a 13-business-day deadline as a target to hit, not an excuse.
