What if I don’t sell my home?
If you don’t receive an offer that works for you, Marketplace Homes will turn your home into a rental investment with our Guaranteed Lease program-instead of having an empty home sitting on the market, you receive additional income!
What if I don’t buy a home through you?
If you chose not to purchase a new construction home through us, we can still list your house for the low rate of 3%.
How do showings work?
We provide you with advance notice of showings and you will have the option to approve or deny each showing request.
How will you market my home?
Your home will be marketed on the local MLS system and dozens of top real estate websites. We’ll provide you with signage for your yard and take care of all listing content.
I don’t want to lease my home. Can I still use your program?
We’ll continue to market your home until we find a price that works for you.
How long will it take to build my new home?
This can vary on many factors, but on average, most new construction buyers are living in their new home in 4-6 months after closing.
Why should I use this program to sell my home?
If you purchase a new construction home, on average, you have about 3 to 7 months to sell your old home while the new home is being built…but what if your home doesn’t sell? This could lead to double payments, drastic price reductions or even cause you to have to cancel on your new home. With Marketplace Homes, we are so sure that we can sell your home that if we don’t, we will agree to guaranteed rent for up to 6 years until we do. You will be able to build confidently knowing that your old home is handled!

I don’t want to be a landlord. Who will take care of maintenance and repairs?
The beauty of working with Marketplace Homes is that we take care of your property for you. This includes maintenance, tenant repairs, upkeep, property leasing and all tenant issues. You get the benefit of a rental income without the hassle of being a landlord.
Why is it a good idea to turn my home into a rental investment?
Demand for quality rental property has increased and we see that trend continuing into the future. It’s a great time to buy a new construction home while taking advantage of the rising rental market.
What if there are vacancies in my home during the lease?
We cover all payments to you, regardless of vacancies-there’s no catch!
If my home is upside down, can you still help me?
If your home is upside down and no longer fits your family’s needs, a lease is an excellent solution. Your rental income will continue to pay down the mortgage while you move into a beautiful new construction home.
What happens to my property taxes?
In some areas, your property taxes may adjust up when the home becomes an investment property. However, you may be able to qualify for considerable income tax savings by owning an investment property. Consult a CPA for details on your situation.
Is it true that my homeowners insurance doesn’t cover my vacant home after 30 - 60 days?
Check with your individual insurance carrier, but vacant homes are usually not covered after 30 – 60 days.
What if I don’t qualify for a mortgage on the new home?
If you do not qualify for a second mortgage, then unfortunately this program is not the right solution for you.
What happens after six years?
In six years, we can sell the home, you can continue to rent it out on your own or have Marketplace Homes continue to manage the property-whatever makes the most sense for you.
I want to build my own home. Can I still use your Guaranteed Lease program?
You can certainly build a new construction home, but to qualify for the Marketplace Homes Guaranteed Lease program, you must build with one of our many partner builders.
How much does this cost?
Nothing! Our partner builders pay us a real estate commission at no additional cost to you.

Who will take marketing photos of my home? What will this cost me?
We’ll contract a professional photographer to take pictures of your home for no additional cost, unless you prefer to handle this yourself.
Will I pay for legal fees if need be?
We have attorneys on staff that can handle any situation that may arise. We charge between $500 to $1,500 for evictions, depending on the state.
What if the tenant in my property misses a rent payment?
Marketplace Homes has a zero tolerance policy for non-payment. In the event that rent payment doesn’t clear, we attempt another debit pull. If the payment doesn’t clear a second time, our in-house general counsel begins the eviction process.
What happens if a tenant damages my home?
Marketplace Homes will cover up to $ 1000 worth of tenant damage.
Can you market my home as Rent-to-Own?
Of course! This is a great idea for any property investor-your tenant has the potential to be a built-in buyer who will treat the home like their own.
